- Suggested a series of courtyard spaces that accommodated stormwater management, a community clubhouse facility and pool, parking, sidewalks, a county-wide proposal riverfront trail that bisected the property, and State Highway right-of-ways and turning lanes.
- Provided site development and density information to the developer who used it to determine the economic feasibility of whether to proceed with the purchase of the property.
